use @REALMS_DIR@ parameter in realms.xml

This patch adds the @REALMS_DIR@ parameter to realms.xml, replacing
'../src/realms'.  Then @REALMS_DIR@ is used as the replacetoken in build.xml.

While this keeps things cleaner, it still doesn't solve the real issue of
having an alternate location to store realms.  To do that a user would have to
modify build.xml :(.
